Two New, One Newer



I just listed two great homes. Both of them can close quickly, which is important to anyone who intends to use the $8000 Tax Credit.
The Hampton Home is a solid block home built in 1953 and recently remodeled. Centrally located, this home is close to everything.

Are You Throwing Money Out The Window?

Each month, one single action always brings me to switch my focus to how much energy I am wasting. Once again, I have opened the gas or electric bill.

If you have read my other blogs here or on my blog at MyGreenTucson.com, you know that I have written about saving energy and lowering my bills before. If you haven’t read them, do so after this and maybe you can save some more money.

My focus this month is windows. Not installing new ones, working with what you have. You can reduce your energy bills by following some or all of the tips I have listed below.
  • Caulk cracks and holes in your windows or install weather stripping to ensure that no cold or hot air escapes. Be careful, do not seal up weep holes. They are there to let water, rain or snow out of the outer trough of the window sill.
  • During the summer, close shades and blinds that get direct sunlight to keep hot air out.
  • In the winter, open shades and blinds that get direct sunlight to let warm air in.
  • If you really want to block sun and it’s UV rays, you may want to consider a UV protective tinting on some or all of your windows. I had this done on my last home and it helped a lot. The tinting is almost clear so you can enjoy looking outside. I always refer Clint at The Specialists on Broadway for car or home windows.
  • Maybe it’s time to spruce up your windows. Check out the new Hunter Douglas window coverings, Duette Architella honeycomb shades. Somehow they have found away to create a blind that not only has great functionality and looks, but that can also reduce energy loss up to 50%.
If you want to look into the window coverings, I highly recommend Del at the Window Covering Company. Many of my clients have worked with him. He has almost every manufacturer available, his prices are lower then Home Depot and Lowes and he does all of the measuring and installation!

$8000.00 Tax Credit - The New Rules

For home buyers that have not owned a home in the last three years, the $8000 tax credit is certainly a motivating reason to buy soon. But soon may be sooner then they think.

A lot of buyers are already aware that the date of closing must be before December 1st, 2009, but that can be very confusing. The buyer would need to find a home, write and negotiate the offer, allow for inspections, lending time lines and an agreed closing date to occur before December 1st, 2009.

The time it takes typically to get from point a to point b is about 30 to 45 days. And that is only if they are buying a home that is not a short sale, not a foreclosure and not a bank owned.

So here are Tony Rays New Rules for buyers who want to take advantage of the $8000 tax credit:

  • Closing Date: Should be on or before November 20th to be safe and allow for any delays that could cause the date to be extended.

  • No Short Sales: Short sales, REO's, bank owned and foreclosed properties should not be considered as an option. These types of homes can take 2 to 6 months to close. Sometimes, they take a few months just to get an acceptance on the initial offer. Buy a home that is not in a distressed situation. Make sure you ask about the status of any home you may be considering.

  • Lending Time Lines: They have changed recently. No more quick closings. Make sure you are working with an experienced lender who understands all of the new rules. I highly recommend Phaedra Wilson at Sunstreet Mortgage if you are buying a home in Arizona.

  • Get Pre-Qualified: This will not only strengthen your offer, but could also help the process go quicker and keep you from any costly delays. Remember, most sellers will not look at an offer that does not have an LSR attached (a Loan Status Report is a pre-qualification document from a lender). The more homework you do up front, the better your chances of getting an offer accepted with your terms.

Hopefully, I've given you some good pointers to help you take advantage of the $8000 tax credit. Obviously there are a lot more things to consider understanding that each buyers situation is different. Make sure you have an experienced Realtor and Lender on your side and you should do just fine.

Happy Birthday Tucson!


Happy Birthday Tucson!

On August 20th the city of Tucson will be celebrating its 234th anniversary. Tucson is one of the oldest and most definitely on of the most charming cities in the country. Birthdays are to celebrate and there are many ways to do so. While times are hard and celebrations usually require spending some cash, celebrating the old town’s birthday can be fun and inexpensive. Some options include visiting one of Tucson’s main attractions: The Reid Park Zoo, Having cake with the Ghosts, or participating on the historic event that will be the 4th Avenue Underpass inauguration party.

The Reid Park Zoo will be celebrating Tucson’s Birthday by having a free day on August 20th. Yes, you read it right: Everyone can get into the Zoo for FREE! This is a great opportunity to explore animals from Africa, Asia, and South America. Make sure to arrive early if you want to be part of the Giraffe Encounter, an opportunity to get close and personal with the giraffes by feeding them for a $2 charge, which takes place from 10am to 10:45am. What would a birthday celebration be without cake? To make it even better you can eat your cake with Ghosts! Make sure to stop by at the 22nd St. Antique Mall between 9am and 5pm on August 20th to enjoy your cake in the Haunted Mall of Arizona. For more info visit www.22ndstreetantiquemall.com. But if spooky cake seems a little too scary for you, do not worry, Hotel Congress will also be giving away free cake. Stop by the hotel around 5pm to enjoy some delicious cake.

You can also celebrate Tucson’s birthday by attending the inauguration of the 4th avenue underpass. Don’t miss out on this historic event celebrating the underpass that will connect 4th avenue, The University of Arizona and Downtown. The party will start at 4pm and will go on all night. It will take place along 4th avenue and downtown, so you can get some exercise while enjoying a fun evening. If you are not much of a walker you can catch the Trolley to go from one place to the next, it will be running all evening from Main Gate at the University of Arizona to Downtown. This is a party you won’t want to miss.

iRobot:: Is it a Movie or a company that makes Vacuum Cleaners and Bomb Detection Robots?

If you answered, all of the above, you're correct.

Household cleaning will never be the same since Roomba hit the floor. With its sleek design and advanced technological concept, a lot of people have already purchased their own robotic vacuum cleaner. But is it worth it? Check out the most common reasons why you yourself might want to consider getting your own robot vacuum cleaner.

Efficiency. Let’s face it. Cleaning is tedious and time consuming. Not many of us want to do it and getting a maid doesn’t come cheap nowadays. With the robotic vacuum cleaner, you’ll get your living room, and any room for that matter, clean in no time. Its features are that of the regular upright vacuum, only better. It has brushes, filters, cleaning mechanisms, and all within a sturdy casing, ensuring the best operation possible. It does not have attachments, so I kept my old vacuum for doing window sills etc.

Ease of Use. The robotic vacuum is of course, automatic. It will work unattended. Turn it on, leave it cleaning, come back and you’ll find the room sparkling clean. No special switches or configurations needed. Just press the button, and the robotic vacuum will start cleaning without supervision. It paces the room randomly, using its random algorithm programming technology. It will clean the same spot many times if it is dirty. It would also recharge on it own if it goes low on battery power. No need to worry about looking for it after it’s done cleaning. It goes back to its docking station and waits for you for its next scheduled assignment. The newer version has a feature that will allow you to program it to vacuum on set times and days. Gotta love that.

Compact Design. Roomba is a flat, disk-shaped device. It’s flat so it can go under furniture, like the bed! I almost cried the first time I saw it go under. No more unreachable dust. It will reach all those places that the normal vacuum can not. So there’s no need to move sofas, stools, and low-set tables. It’s made disk-shaped so it can go around furniture’s legs and wall corners effectively, cleaning as it goes. It has bumpers too to absorb possible collision with a solid device along its way.

Intelligent Technology. The concept behind this robotic vacuum is similar to what the army uses in clearing land mines on war fields. The company is called iRobot. Any coincidence with a Will Smith movie of the same name? Just asking. This robotic vacuum contains multiple sensors that detect dirt. The sensors make it possible to go toward the dirtier part of the room, clean it repeatedly until there no more dirt detected in that space. Plus, it is what makes it intelligent enough not to fall down steps and stairs. One more thing, with the virtual wall device that comes with it (called a light tower), it will not go outside an open doorway.

Affordability. Its a robot so it must be expensive. Right? Owning one for personal use seems like a luxury. Well, not this one. Believe it or not, iRobot’s Roomba is only about $250. It is definitely affordable. Next I want Scooba, it mops your tile and hard wood floors. I hate mopping. I found both online after I got mine. Some places offer a discount when you buy both.

Those are just some of the reasons that might convince you to get your own robotic vacuum cleaner. Just imagine the time you’ll save vacuuming your home. You can do something else while Roomba does the cleaning. And in this ever-changing fast world, time saved is definitely worth the price you paid.
